Is an instant offer company the best option?

If it sounds appealing to you to receive an instant offer on your home from an instant offer company or i-buyer (you know, the companies that start with an "O"), then I highly recommend you reach out to me before you reach out to them.  Why is this important?  Well, if they identify themselves as the buyer, then who is representing you, the seller?  When they represent you, they are providing limited representation.  It doesn't have to be that way.  As your real estate agent, I will look out for your best interest.

Convenience at a price

Selling to an i-buyer or instant offer company is all about convenience.  What you don't hear from their radio ads is that they typically charge 6%-14% in fees. Plus, their initial offer is usually about 5% below market value to start.  Regardless, it may be worth the price if you need to move out quickly.  It really depends on how much you want to pay for this "convenience".  If it were a buyer's market, then this option could be very appealing.  However, in a seller's market, chances are your home will sell quickly anyway and at a higher price.

So how do you know which option is best?  That's where I can help you.  Not only will I provide you with a competitive market analysis of your home, but I will also let you know how it compares with an instant offer company so you can make an informed decision.  There's even a possibility to include both options.  For example, if your home isn't under contract in x amount of days with a traditional listing, then you'll have an option to take the offer from an instant offer company.  If you have some flexibility and want peace of mind, this may be something to consider. It's all about options and you can count on me to provide those to you.
